BALLARD, dated June 30, 2022 and recorded at Deed Book 4413, pages 707-713, Public Records, Newton County, Georgia, the undersigned, THOMAS W. Tax Map and parcel No.: C031000050003000 The Deed to Secure Debt herein foreclosed securing a Purchase Money Promissory Note dated June 30, 2022, in the original, principal amount of $210,000.00. The debt secured by said Deed to Secure Debt being in default by, among other possible events of default, failure to pay said indebtedness as the same fell due, and the debt secured by said Deed to Secure Debt and evidenced by said Note has been and is hereby declared due and payable in full because of said default. This sale will be made for the purpose of paying the remaining principal indebtedness and accrued interest as accelerated. The proceeds thereof will be applied to the payment of said indebtedness and all charges and expenses in connection with said foreclosure in accordance with the terms of said Deed to Secure Debt and the balance, if any, will be applied as provided by law. Said property will be sold as the property of FORTUNE RENTAL PROPERTIES, LLC, subject to any outstanding and unpaid real estate taxes (ad valorem taxes) or assessments, street improvements, easements, restrictive covenants, and any and all other assessments appearing of record, if any.
