NOTICE OF SALE UNDER POWER, NEWTON COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Erwin Berryman to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Lendsure Mortgage Corp., its successors and assigns dated 12/16/2021 and recorded in Deed Book 4319 Page 87 Newton County, Georgia records; as last transferred to or acquired by Citibank, N.A. as Trustee for Ellington Financial Mortgage Trust 2022-2, Mortgage Pass-Through Certificates, Series 2022-2, conveying the afterdescribed property to secure a Note in the original principal amount of $880,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Newton County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on October 7, 2025 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOTS 194 AND 195 OF THE 1ST DISTRICT OF NEWTON COUNTY, GEORGIA AND BEING LOTS 54, 55 AND 56 OF RIVER COVE MEADOWS SUBDIVISION, PHASE V IN ACCORDANCE WITH THAT PLAT OF SURVEY FOR RIVER COVE MEADOWS, PREPARED BY PATRICK AND ASSOCIATES, INC., AND CERTIFIED BY LOUIE D.
