Under and by virtue of the Power of Sale contained in a Security Deed and Agreement given by LAFEE FREEMAN to HABITAT FOR HUMANITY OF NEWTON COUNTY, INC. dated December 15, 2014, recorded on December 31, 2014 at Deed Book 3290, Page 97 et. seq., Newton County, Georgia records, conveying the after-described property to secure a Note dated December 15, 2024, said note in the original principal amount of SIXTY SEVEN THOUSAND ONE HUNDRED TWENTY FIVE and No/100 DOLLARS ($67,125.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Newton County, 1132 Usher Street, Covington, GA 30014, Georgia, within the legal hours of sale on the first Tuesday in May, 2024, the following described property: All that tract or parcel of land lying and being in Land Lot 237 of the 9th District, Newton County, Georgia; being known and designated as Lot 18 of Unit Two Green Acres Subdivision, Block "C". Said property is more particularly described in a survey for Habitat For Humanity by Louie D. Patrick, R. L. S. Number 1757, dated 08/15/2001. Said plat is filed for record and recorded in Plat Book 40, page 230, Newton County Records, the same is incorporated herein, and made a part hereof by reference. This is a portion of the property conveyed from Alva Otis Spillers to Habitat For Humanity of Newton/Morgan Area, Inc., by Warranty Deed, dated 11/11/1999, and filed for record and recorded 11/12/1999, in Deed book 877, pages 101-102, Newton County records. Said property being known as 7155 Pineneedle Drive, Covington, Georgia in accordance with the current system of numbering properties in Newton County, Georgia. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold as the property of THE FULLER CENTER FOR HOUSING NEWTON COUNTY, INC., successor by name change to Habitat for Humanity of Newton County, Inc., subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
